About The Tribe

The Tribe Tallahassee is an elite student housing community located on the Florida State University (FSU) campus in Tallahassee, Florida. Set to open in Fall 2025, The Tribe offers 693 purpose-built beds and a range of floor plans, from cozy one-bedroom units to spacious five-bedroom homes, redefining the college living experience by combining luxury, convenience, and proximity to campus life.

The Challenge

Standing Out in a Saturated Market

Entering the Tallahassee student housing market posed significant challenges for a brand-new property. Florida State has roughly 34,900 purpose-built beds across 75 competitor properties, making it one of the most competitive student housing markets in the country. Standing out among established communities, and generating awareness months before leasing began, was essential to securing full occupancy at launch.

Brand and Website. We crafted a distinctive, memorable logo and a cohesive visual identity that captured The Tribe’s luxury and community spirit, then built an engaging, user-friendly website optimized to capture and convert leads with strategically placed calls to action.

Full-Funnel Media. SEO drove organic search visibility and substantial website traffic. Targeted Google Ads reached students actively searching for housing, while Meta built awareness across the student community and geofencing targeted ads around the FSU campus and College Town. We launched geofence and Meta campaigns several months before leasing began, kept every channel working together, and continuously optimized in real time to allocate budget efficiently.
